Booking
Please contact us on 01545571398 to enquire as to availability, we will be happy to answer any questions you may have. If you wish to book a specific date for your holiday we will hold reservations for 7 days. 20% of the value of your holiday rental must be sent as a deposit within those 7 days and your booking will then be confirmed by us. The balance of your rental must be received 6 weeks before your holiday commences. If booking takes place within 6 weeks of your holiday starting the amount should be paid in full.
TERMS and CONDITIONS
1. The person booking the property in whose name the tenancy is taken must be over the age of 21 years and must be one of the tenants in the party during the period of the tenancy.
2. Balance of rental Once a booking has been accepted the balance of rental becomes due six weeks before a tenancy commences. If the payment has not been made by the due date the Owners reserve the right to cancel the booking, in which case a cancellation charge will apply. The date on which the balance is due will be clearly indicated on your booking confirmation sheet and we are not obliged to send reminders.
3.The tenancy gives the Tenants the right to occupy the property for a holiday for the period stated. Lettings commence at 4pm on the first day of the tenancy and end at 10am on the departure date unless otherwise agreed beforehand. The tenancy period cannot be extended without the Owners permission. Tenants will be liable for any cost whatsoever incurred as a result of an unauthorised extension.
4. Linen. Bed linen is provided , it is changed between tenancies, and weekly during tenancies. A hand towel and a bath towel will be supplied /person/week. Tenants should always bring their own beach towels. Drying cloths are provided in the kitchen.
5. All electricity is included in the rental and a starter pack of one bag of coal and a sack of logs for the open fire is provided per weeks let (any extra required can be purchased via an honesty box).
6. Pets are not allowed (with the exception of guide dogs).
7. Smoking is not allowed within the house.
8. Tenants Obligations
a) To pay for any damage or losses to the property caused by the tenants or member of their party (reasonable wear and tear excluded).
b) To take good care of the property and leave it in a clean and tidy condition at the end of the tenancy.
c) To allow the Owners reasonable access to the property.
d) To not exceed the total number of people as stipulated in the description of the property and to not transfer possession of the property or share it except with original members of their party.
e) To not cause undue noise or disruption or become a nuisance to occupants of any adjoining premises.
9. Cancellation If more than 28 days notice is given you may transfer your deposit to another period within the same year subject to availability. There is a transfer charge of £20. Deposits are non-returnable.
10. Complaints.Any complaint should be notified to the Owner during the tenancy to allow remedial action to be taken. No compensation can be made for complaints raised only after the tenancy has ended should the tenant fail to advise the Owner during their tenancy.
11.Non-availability of the property. If for any reason beyond the Owner's control the property is unavailable on the day the tenancy is due to begin (e.g. flooding, fire damage etc. ) or the property becomes unsuitable for holiday letting, clients will receive a full refund of all rents and charges already paid. We would make every effort to find a suitable alternative property but the Clients shall have no further claim against the Owners.
12.The Owners accept no liability for loss or damage to the Tenant's possessions on the Owner's land or property.
13. Breach of Contract. If Tenant's breach any of the above terms and conditions the Owners reserve the right to re-enter the property and terminate the tenancy, without prejudice to the other rights and remedies of the owners.
